In old Texas, a group of four close-knit couples decided to embark on a unique endeavor. These eight best friends envisioned a green village of small houses overlooking the Llano River, just outside Austin, Texas. Architect Matt Garcia was the key to turning their dream into a reality.
The cabins, offering a stunning view of the Llano River, come with an affordable price tag of approximately $40,000 each and prioritize environmental sustainability. Their collective retirement project, aptly named “Llano’s Exit Strategy,” seeks to provide warmth and comfort, countering the metal exterior’s coldness.
This retreat was meticulously designed to conserve the region’s limited water resources, especially considering the state’s frequent droughts. The cost-effective high-quality finish, combined with reflective walls and insulated windows, ensures the cabins remain comfortably cool even during scorching Texan summers.
Garcia explained that the idea was to achieve a feeling of warmth that would compensate for the cold of the metal outside.
His retreat is designed to be sensitive to the limited water resources of a region trapped in a state drought. The high-quality finish is inexpensive, and the reflective walls and insulated windows reflect heat, so the cabins stay cool even in summer.

Beyond the individual cabins, there’s a spacious 1500-square-foot communal kitchen equipped with large stainless steel appliances, including a commercial stove and a transparent glass refrigerator. Additionally, there’s a guest room that adds to the communal charm.

Multiple windows generously let in natural light and the scenic surroundings. Each cabin is thoughtfully positioned to maximize the stunning views without obstructing one another.

One of the residents, Jodi Zipp, describes the place as almost magical, albeit arid, reminiscent of “a Disney movie.” The property is teeming with wildlife, including hares, lynxes, deer, and various bird species. As time goes by, they continue to discover more reasons to treasure their special getaway.
